New construction of a 3 story, wood framed, R-2 condominiums. 12 units in total. The former building was destroyed and the slab was removed. The structure is designed as a Type V-B, sprinklered (NFPA 13R) building. The structure will rest on concrete turn-down footings. The building is designed with high-density R-21 batt insulation within the exterior 2x6 stud walls and R-38 batts in the attic to meet the current NC energy code.
The exterior skin of the building will be brick, vinyl lap siding, single-hung vinyl windows and an asphalt shingled roof. A hydraulic elevator will be provided. Ground floor units are to be constructed as type A Fair Housing Units and the upper floors are constructed as Type B units. Stairs and breezeway floors will be constructed of pressure-treated wood decking and framing.
